Palmilia By The Bay will be a seven-story, mixed-use residential and retail development with views of San Francisco Bay in Hunters Point, also known as the old shipyard neighborhood of San Francisco. Adjacent to a park and intended for families, the 224 units will vary in configuration from 1 to 3-bedroom condo and rental units.

TS studio is designing the public space of both the north/south wews and east/west mews and private gardens.  The public space design is inspired by the historic sail boats and seeping creeks of San Francisco, including solar powered seeping water cascades that only operate during the rainy seasons.   Within the private space, 16 different gardens filter throught the 8 different levels of architecture.   Intimate spaces and social gathering gardens create ample opportunity for community connection.
